Leverage: Real Estate's Biggest Advantage

You can control $400,000 of real estate with $80,000 down — 5:1 leverage. The same $80,000 in stocks controls $80,000 of stock (unless you use margin, which is risky for individuals). Leverage amplifies returns dramatically when real estate appreciates — and amplifies losses when it doesn't. This is the core risk/reward tradeoff.

Liquidity: Stocks Win Clearly

Stocks liquidate in seconds. Real estate takes 30–90 days minimum and significant transaction costs. If you need flexibility or might need the capital in the next 1–3 years, that matters. Real estate is a long-term asset — don't invest capital you might need.

Tax Treatment: Real Estate Wins

Depreciation shelters rental income without reducing cash flow. 1031 exchanges defer capital gains indefinitely. Step-up basis at death eliminates gains entirely for heirs. Stock gains are straightforward — long-term rates are lower than ordinary income but there's no depreciation equivalent.

The Answer for Most Investors

Both. Stocks for passive, liquid, diversified exposure. Real estate for leverage, cash flow, tax advantages, and active return enhancement. The question isn't which is better — it's what role each plays. Real estate investors who put all their capital in properties with no liquid reserves get into trouble when deals go over budget. Stock-only investors miss the leverage and tax benefits that real estate uniquely provides.
