The Rate Environment

Mortgage rates in the 6.5–7.5% range continued into 2026, keeping many would-be sellers locked in low-rate mortgages they don't want to give up. The result: lower inventory in most markets, which has supported prices — but also reduced the number of deals available through traditional channels. Investors who can work the off-market effectively have an advantage over those dependent on MLS.

Hard money rates followed the broader rate environment upward — most hard money is in the 11–13% range in 2026, up from 9–11% two years prior. Successful flippers have adjusted their MAO calculations accordingly.

Probate and estate sales have increased as the Baby Boomer generation continues to age. These deals are motivated, often off-market, and frequently involve properties that haven't been updated in decades — exactly what experienced flippers and BRRRR investors want. Building relationships with probate attorneys and estate liquidators is one of the highest-ROI activities for deal finders in 2026.
