Land is a low-maintenance, non-depreciating asset that requires no property management, no repairs, and no insurance (typically). You can hold it indefinitely at minimal carrying cost (property taxes only) and sell when the market is right. The challenge is buying right — land valuation is more subjective than homes, and the due diligence process is different.
Many successful land investors target acquisitions at 25–35 cents on the dollar versus retail market value. At $0.30 on the dollar, you have margin to sell quickly at $0.70 on the dollar and still generate a 133% return. Finding sellers willing to accept 30 cents requires volume outreach — direct mail, online ads, and cold calling to absentee owners.
Owner financing is the most powerful tool for selling land quickly. Offering terms (10–20% down, then monthly payments at 10–12% interest) dramatically expands your buyer pool and generates ongoing cash flow. Many land investors sell via owner finance to create an income stream from a simple down payment.
