How to Market Wholesale Deals to Cash Buyers

Finding the deal is only half the job in wholesaling. Getting it in front of the right buyer at the right price — fast — is where the money is made or lost. Strong deal marketing is a system, not a one-off.

Build Your Buyer List First

Before you have a deal, you need buyers. Attend real estate investor meetups, post in local Facebook investor groups, connect with active flippers in your market, reach out to cash buyers from recent MLS sales. A 50-person targeted buyer list beats a 500-person unresponsive list every time.

The Dispo Package

Every deal you market needs a complete package: address, photos (inside and out), ARV with comp support, rehab estimate and scope, your asking price, net profit projection for the buyer, title company contact, timeline. Buyers who trust your numbers close fast. Buyers who have to do their own analysis take days or don't close at all.

Speed Matters

Send to your A-list buyers first — the ones who have closed with you before or who have expressed strong interest in your market. Give them 24–48 hours before you blast to the full list. A buyer who has bought from you before is worth 10 new buyers you've never worked with.

Pricing Strategy

Price to sell in 48–72 hours. If you're holding a deal for a week with no offers, you're overpriced. Re-evaluate your ARV and rehab estimates — one of them is wrong. Reduce the price and re-blast rather than letting the deal age.

Follow Up

Not every buyer responds to the first send. Follow up 24 hours later with anyone who opened the email but didn't respond. A short text or call to your top 10 buyers on any deal often closes in hours what the blast email didn't.
