The cleanest path from zero capital to flipping: wholesale 3–5 deals, build $50,000–$100,000 in reserves, then start flipping. Wholesaling requires minimal capital (EMD only), teaches deal analysis and negotiation, and builds the market knowledge you need to flip successfully.
Find a capital partner. You bring the deal, management, and hustle. They bring the money. Typical split: 50/50 profit after returning partner's capital and a preferred return. You keep nothing until the deal closes — but you flip with zero out of pocket.
Buy existing financing — take over the seller's mortgage payments without a new loan. Requires no bank qualification. You pay a small amount to the seller for their equity if any. Low capital entry into a property with existing financing already in place.
Free-and-clear property owners carry the financing directly. Negotiate a low or zero down payment in exchange for a higher purchase price or interest rate. The seller becomes your lender.
No-money strategies require something in exchange — deal-finding ability, time, relationships, or creativity. They're not shortcuts. They're trades: you trade capital requirements for effort, expertise, or relationship capital. If you have none of those yet, start building them before the deal.
