Painting existing cabinets, new hardware, quartz or granite counters, and updated appliances can deliver $2–$3 return per dollar spent. A full gut kitchen on a mid-price flip often over-improves relative to the neighborhood. Know your comp standard before specifying.
Bathroom Modernization
New vanity, tile surround, fixtures, and mirror. Buyers notice bathrooms immediately. Budget $8,000–$12,000 per bath for a solid mid-grade finish that comps well.
Flooring
Consistent LVP or hardwood throughout the main level transforms a dated property. Buyers can visualize living in it. One of the highest visual-impact, dollar-for-dollar renovations available.
Exterior/Curb Appeal
Fresh exterior paint, new front door, updated light fixtures, and landscaping. First impression drives offers. Relatively low cost, very high perceived value.

Interior paint is the cheapest transformation available. New neutral colors make dated spaces feel modern. Always budget for full interior paint on any flip.
